We Have Wetlands
So unfortunately it was discovered during due diligence that the entire house is actually within the wetlands buffer. What we thought was a culvert in the back, is technically designated as wetlands on the older maps. While not insurmountable, it will add a delay onto our timeframe, as we'll need to sort out a wetlands permit before getting a building permit.
We're hoping that we can craft a design that will give us just an administrative permit instead of needing to appear before the full wetlands committee. We've asked our architect to reach out to the wetlands consultant to see what is possible.
But the good news is that we were able to get the seller to knock $25k off the price due to the issue!

The bad news is until then, we can't really be sure about what we are able to do to the house just yet. So the best thing we can do is be patient and wait.
